Sample Reports

Almost no home is going to be perfect (even new or recently built construction). Inspectors usually will discover some issues needing attention or that the buyer and seller should be aware of. These sample home inspection reports reflects a typical home in good condition.

At the time of your inspection, you receive a 3-ring binger that has a variety of information to help keep your purchase a healthy one.  It includes information on:

The Home Guide Book also includes a resource sheet for vendors and contractors that have been referred by our customers.  They come highly recommended.  We are providing this information as a resource only.  As always, we recommend you always ask for references when dealing with vendors and contractors.  If for any reason you are not satisfied with the vendors and contractors on the list, please let us know.  We will not hesitate to remove them from the list.

Buying a home is a fun and exciting time of your life.  But, as time passes by, you may see items that are in need of repair or updating.  This is normal and may be a part of your routine maintenance to keep your home a Healthy Home. As you find your home in need of repairs or updating, document them using the forms provided by BBHI in your Home Guide Book.  (Make as many copies as you need.)  Cataloging the who, what, when, how, and cost of each repair will be a great benefit to you later should you need additional repairs or when you sell your home

 Environmental Issues for the Home

The real estate transaction is a time when home buyers and sellers will be most concerned about the enviornmental issues that may be affecting their home.  A Better Inspector (ABI) can assist the real estate transaction with arranging the appropriate testing as recommended by the Environmental Protection Agency (EPA).  ABI inspectors are NOT experts in these fields but have been trained for the proper testing protocols.  For more informaton about these environmental issues, ABI recommends going to www.EPA.gov.

 ABI recommends testing for Radon Gas in the home.

Testing is the only way to find out your home's radon levels. EPA and the Surgeon General recommend testing all homes below the third floor for radon. If you find that you have high radon levels, there are ways to fix a radon problem. Even very high levels can be reduced to acceptable levels. Radon has been found in homes all over the United States. It comes from the natural breakdown of uranium in soil, rock and water and gets into the air you breathe. Radon typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation. Radon can also enter your home through well water. Your home can trap radon inside

 ABI inspectors CANNOT tell if something is Mold just by looking or smelling. 

However, all ABI inspectors have been trained in proper sample capture for laboratory analysis.

 Mold is caused by mold spores being fed a food source and moisture.  Mold spores are a natural part of our environment and come into our homes thorugh open doors and windows.  You CANNOT stop mold spores from entering your home.  Nor can you prevent the food sources from being present as they are part of our everyday surroundings as well. What can be done is to keep moisture levels (humitidy/steam) low within your home and to prevent water intrusion into your home.

BUYERS--What To Expect On Your Home Inspection

You've hired us to perform a visual inspection of the condition of the home that you are purchasing.  This inspection is of the home's condition at that given point in time.

The home inspection process can take as little as 2 hours and as much as 4-5 hours....depending on the size and condition of the home.  Focusing on the home inspection while in attendance is important.  If you follow these recommendations, your Home Inspection Experience should be a pleasant one:

YOU ARE ENCOURAGED TO ATTEND:  We prefer that you attend your home inspection.  We like it when you stay with us throughout the process and see for yourself what we are discovering about your new home.  When you see the issues in person, it makes the report that you receive less scary. Don't worry, we don't want you to get on the roof with us or in the crawl spaces!

NO HOUSE IS PERFECT:  That's right.  You may never see a perfect house.  Even newly constructed homes can have items for repair/replacement.  The Home Inspection process is eye opening for a lot of buyers.  When you initially see the home with your Realtor, you may not see everything there is to see regarding the condition of the home. 

BE PREPARED TO HEAR THE BAD WITH THE GOOD:  You may be surprised at some of the things we identify.  You may even feel discouraged.  That's not uncommon and it doesn't mean the home isn't right for you.  We aren't here to tell you whether your new home has "passed" or "failed" an inspection.  We are here to provide you with the information you need to determine whether or not this is the home for you.  You should discuss with your Realtor your financial and physical limitations.

DRESS ACCORDING TO THE WEATHER:  We will spend as much as 1-1 1/2 hours outside of the home. Be prepared for extreme hot and extreme cold weather. 

LEAVE CHILDREN WITH A SITTER:  We understand that your children are part of your life and part of the reason you may be buying your home.  The Home Inspection process is an important part of the home buying process.  We want you to be as focused on the process as you could possibly be.  Children of all ages get bored very easily and its hard to keep them occupied for a few hours in a setting where they may not be able to run around and "touch" things that don't belong to them.  If you do find it necessary to bring your children along, please bring something to keep them occupied.  We want your experience during the home inspection to be a positive one.

SHOWING THE HOME TO FAMILY:  Sometimes Buyers want to bring their other family members and friends to see the home during the inspection.  Please arrange this through your Realtor if you can.  Nosy neighbors will always tell the Sellers about the "party" going on during the inspection. Also, if you are spending your time during the inspection with family....you will be missing out on what's most important...the condition of your new home.
